Please find listed below a scope of our available services involving the five main phases of a typical design project. DDS can offer a variety of services depending on the extent of the interior project and we also offer “in-home” consultations to discuss your decorating or design needs. Please inquire about our commercial design services as we extend the same line of services however they can be geared towards corporate office design, retail and hospitality projects.
Programming:
This phase of design is crucial in determining the amount of space that will be required to satisfy the client’s existing design needs and projected growth over a period of years. DDS will collect and analyze all information regarding their current and projected personnel/occupants, preferred interior layout, furniture requirements, and functional and organizational relationships. This information shall be presented as a written report to the client by DDS.
Schematic (Space Planning):
Using the approved programming information DDS shall prepare for the client preliminary diagrams showing the general functional relationships for the personnel/occupants and daily operations of the client. These plans shall demonstrate space allocation and utilization by indicating partitions, preliminary furniture layouts and any necessary equipment for the project. Alternate means to planning will be also be completed by DDS to establish the design concept of the project.
Design Development:
The Design Development phase is based upon the approved schematic design. DDS will prepare drawings and other documents to describe the size and character of the interior construction for the project. Data and illustrations will be produced to demonstrate any special design features, furniture, furnishings, and equipment. DDS will recommend to the client color, furniture and finish selections. DDS shall review budgeting and pricing issues with the client to help to maintain costs within the client’s guidelines. If requested by the client development of construction and design standards that dictate interior construction, layouts, operations, furniture, and purchasing can be produced to help secure strict budgetary numbers as well as create continuity in design, construction, and image.
Construction Documents:
DDS shall prepare construction documents that include the approved design development submissions and any further adjustments in the scope and quality of the project or the project budget. The construction documents shall consist of drawings, specifications and other documents setting forth in detail the requirements for the interior construction work necessary for the project. DDS shall assist with all bidding and procurement necessary for the project. DDS has numerous relationships with local architects, engineers, builders and contractors and will collaborate with any of the above trade people, if required for the project. DDS will only affiliate itself with professional and licensed trade people to ensure the highest quality and success for each project.
Construction Administration:
Construction Administration shall begin upon commencement of interior construction. DDS shall be a representative of the client during this phase and shall advise and consult with the client regarding any issues relating to construction, schedules, and installations. DDS shall provide administration of the contracts for construction, furniture, furnishings and equipment. DDS shall observe the project premises and inform the client of the project progress and quality of work. DDS shall conduct inspections of the work site and give recommend final approval to the client of all interior construction and installations.
